New neighbourhoods: Waimahia inlet

Waimahia Inlet is an affordable housing development located in Weymouth on an estuary of the Manukau Harbour.   Tāmaki Makaurau Community Housing, as the developer, has had a goal of providing affordable, good quality housing for lower income families within a strong and supportive community. This longitudinal study has tracked the experiences of residents as they have established homes at Waimahia and engaged with the social and material aspects of the neighbourhood environment. A recent paper examined the role of Facebook in community formation at Waimahia. The role of the community housing sector in housing provision was also explored. This three-year research project was funded by the National Science Challenge: Building Better Homes, Towns and Cities.

The New Zealand Private Rental Sector

Rental properties are first and foremost a landlord’s property and not a tenant’s home. Tenant turnover is high in rental properties, and this is increasingly driven by the buying and selling of homes as real estate. Homeownership is seen as the only route to housing security – by tenants and landlords alike. In 2021 we conducted a third survey of tenants and landlords’ experiences of the private rental housing sector. A sample of the survey participants – both tenants and landlords – also took part in an in-depth interview on their experiences of the sector.
